Brinkmann Constructors completed the Rise on 9th, a new, ten-story, 232,000-square foot apartment building in downtown Columbia, Missouri by CA Student Living. From the start, the Brinkmann team provided solutions that allowed the project to be built faster to meet the tight schedule; while presenting approximately $4 million in real cost-savings to the owner which ultimately resulted in the project moving forward after it was initially over budget.
The Rise on 9th includes 178 luxury apartments ranging from studios up to four-bedroom units with a total of 415 beds. With amenities such as a third-floor pool and entertainment deck, on-site parking, a health and fitness center, penthouse lounge, and private study lounges, the Rise on 9th goes above and beyond traditional off-campus living.
The Brinkmann team delivered the fast-track project in 16 months by implementing technological advancements in fabrication and automation to increase efficiency and trim the schedule. They utilized prefabricated wall panels for the exterior walls from levels three to the roof. These panels were fully fabricated in the shop consisting of the metal framing, continuous insulation, weather barrier, unit windows, and high-end open-joint cementitious panel system. Once the panels are set into place, the exterior envelope for that floor is complete; significantly cutting down the amount of time required to get the building in the dry so that the interior finishing can begin. Additionally, the team found a steel supplier that utilizes an automated fabrication line which drastically reduced the amount of manpower and time required for steel fabrication. By using this automated process, the lead times on structural steel were reduced significantly and fabrication errors were reduced to almost zero. This resulted to the steel erectors being able to set the steel nearly two weeks faster than originally anticipated.
The project budget benefited from many cost-saving solutions the Brinkmann team brought to the table for the owner during the preconstruction phase. A team of engineers and project managers used their extensive construction knowledge and ongoing training to uncover ways to reduce the cost without compromising the quality and appearance of the project.
