The NARA facility is a 163,000-SF warehouse and office building comprised of slab on grade, tilt-up concrete wall panels, structural steel-roof structure, and TPO roof membrane. The facility includes a 135,000-SF storage warehouse consisting of five separate storage bays based upon records classifications for records from the seven state region of the National Archives and a 28,000-SF administrative office for the regional personnel as well as public spaces for individual research and group trainings. The interior office space was originally required to meet LEED-CI Certified certification, however the project team explored additional credits without significant additional expense and is now projecting a LEED-CI Silver certification. The project includes an integrated security system, including perimeter fence intrusion-detection system, building access control, and closed-circuit television systems.
The NARA project presented numerous design challenges due to the group’s unique operations and purpose. Due to the sensitivity of the stored materials, the warehouse required more stringent mechanical conditioning requirements for the archival storage areas, interior fire barrier and roof structure separation between storage bays, restriction from roof penetrations over the records bays due to the water concern with paper storage, and limitations on finish materials due to the storage of archival paper materials. In addition, due to the high pile storage classification of paper storage on 8,000-plus metal shelving units, additional design considerations were necessary for the fire sprinkler system. Brinkmann explored various design options for each of these challenges in order to find the most cost-effective solution for the Owner.
Brinkmann worked directly with the end users of the facility to closely identify the architectural, mechanical, electrical, communications, and security requirements of each of the specific spaces to fit NARA’s needs. This included space planning of relationships between public and private office areas as well as review of the functionality of rooms such as individual offices, training rooms, conference room, project room, research rooms, dock area, and warehouse space. Brinkmann feels it is important to understand how the employees operate and utilize a facility on a day-to-day basis in order to identify their needs and provide the most fully functional final product.
The Brinkmann Constructors design/build team completed the project on schedule in April 2012 concluding a 16-month turnkey project delivery which included all design, user design reviews, City and County of Broomfield development reviews and permitting, and construction.
